We knew Karen as an active member of the Westford community, and couldn’t think of a better person to help us sell our first home. She has her finger on the pulse of Westford and the surrounding towns and has a great understanding of the local market.

Karen had flexible hours and helped us gain a complete understanding of what to expect when selling our house and buying a new one. She was straightforward with the process and called out potential issues that might arise so there were no surprises. She also helped us prioritize our last-minute home renovations to get the most out of our efforts.

Throughout the process, Karen helped us narrow down our specific “needs” versus “wants” and was able to send us heads-up e-mails of exclusive “coming soon” properties she was given early access to by her extensive Realtor network. She was even able to provide us with a list of referrals for mortgage brokers, attorneys, and home inspectors. Whenever we reached out and dropped Karen’s name, it was obvious that she maintains a stellar reputation among her colleagues (which was quite reassuring!).

In our opinion Karen was the complete package, she was always available and flexible when signing us up for showings, she would reach out directly to the selling agent to get the inside scoop about the property and the seller’s wishes. She was the best of both worlds in that she was local and available, as well has had an extensive network of contacts and resources to help with any curveballs in this unprecedented market (lease backs? How does that work?!).

Karen had us actively searching the market and once we had a new home under agreement, she immediately turned into an equally effective seller’s agent. We had photos scheduled and our house listed within a week. Karen and her team added the finishing touches to our house and honestly made it look better than we could have ever imagined. The drone photo offered us a view of the house we had never seen, and the floor plan was a professional touch. Karen advertised our home to fellow Realtors before putting it on the market to drum up interest and honored our wishes regarding placing a sign in our front yard. When the house hit the MLS, it looked like it was straight out of a magazine.

Although we met a month prior to discuss the listing price, Karen’s well-honed instincts led her to propose a higher listing amount. Again, Karen was right. We got over ten offers in just three days, all well-above asking price. Karen kept us updated as the offers rolled in, and at the offer deadline, organized a spreadsheet of each offer’s terms. The offer we accepted was significantly over what my husband and I had originally thought we could get.

The cherry on top of Karen’s impeccable approach is that she is supported by a wonderful team at Keller Williams. Speaking as busy parents working full-time and raising a toddler, Karen and her team made the home selling and buying processes as painless and seamless as possible by offering guidance and assistance around the clock. Karen was always responsive whether by text, call, or e-mail. Another benefit of Karen’s affiliation with such an established real estate agency is that she would share best practices and tips she learned through her ongoing professional development. It is safe to say we would hire Karen Hudson as our Realtor again in a heartbeat and would encourage our family and friends to do the same.

Karen Hudson was wonderful in helping us sell our house. We were relocating to Virginia and needed to prep and sell our Massachusetts home to do that.
